Step 2: I saw that you were interested in a property in ________ (City). WHAT TIME would you like to go see it?

Step 3: What most of my other buyers find helpful is that I add a few other properties with similar characteristics to this one so we have a few homes to COMPARE it to. What are some of your “must haves” that you are looking for in your next home.

Closing: So, just to recap we will be all set to meet at _______(Date/Time) I will let you know what house to meet at first. I will send you a text right after this call so you have my personal information and we can stay connected.

Key Items to remember

● Calls should last about 5 mins. That’s the sweet spot!

● Your goal is an appointment. If they're out of state then a virtual one.

● Don’t worry about financing that comes later.

● Don’t refer to the “Listing Agent” say “Seller” instead.

● Smile, Laugh, be FUN! Buyers are looking for a great experience.

● Only take a call when you’re at a place you can comfortably do so.

75% TO AGENT - 25% TO BROKER

EXAMPLE: You've been showing homes to one of your old coworkers for several months now. They are finally under contract on a $200,000 house. Commission is 3%

  • TOTAL COMMISSION: $6000

    • Broker Split 25% = $6000 x 25% = $1500

    • Your Split 75% = $6000 - $1500 = $7500

Office Lead

25% TO BROKER - 20% REFERRAL TO BROKER - 55% TO AGENT

EXAMPLE: One of the ISAs was nurturing a lead that came in from the website. When the lead was ready to speak to an agent, they were connected with you. They are now under contract on a $200,000 house. Commission is 3%.

  • TOTAL COMMISSION: $6000

    • Broker Split = $6000 x 40% = $1500

    • Broker Referral = $6000 x 20% = $1200

    • Your Split = $6000 - $1500(LFR) - $1200(LFR REFERRAL) = $3300
